Transaction Coordinator FAQ
When and how does a TC get paid?
We will send an invoice for the first half up front, and then send the second half at closing as part of the settlement statement.
What if my deal doesn't close?
If it doesn't close we do not collect the second half of the transaction
What doesn’t a TC do?
Write Up Contracts (we have an on staff attorney if you need this service), Negotiate Terms Vet Buyer, Sellers, Lenders, or Borrowers Vet Your Deal (please do your own underwriting), Prepare Closing Documents (these are prepared by the closing attorney or title company and we will only review them)
Contract Writing & Review FAQ
How long does the process take?
Once the invoice is paid, you'll receive a draft within 24 hours (Monday-Friday).
Will the buyer/seller see the contract before me?
No, you'll review the draft first. Upon approval, we then proceed with obtaining signatures, ensuring you're always in the loop.
Can I submit my own contract for review?
Absolutely! If you've already drafted a contract, our attorney can review it to ensure it's ready for signing.
Can I request drafting or review for a different type of contract not listed?
You are welcome to submit a request for drafting or review of a contract type not explicitly listed in our specialties. However, it's important to note that it is not guaranteed our attorney will be able to accommodate every request. We assess these on a case-by-case basis to ensure we can maintain the highest level of service and expertise.
Is the Dispo Contract the same contract or form for buying a subto?
No , the Dispo Contract is exclusively for when you are selling your property on a wrap to a wrap/end buyer

No that is our wrap documents product
How long is the process?

What documents are required?
Preferably a title commitment if this has an open escrow or form when it was open (on closed transactions). This will give us the most accurate legal description.
Does the attorney vet our deal?
The attorney only plays the roll of writing up the documents. He does not vet the deal, lenders, borrowers, or terms. Please do your own due diligence.
Does this include escrow services?

Can I be part of the walkthrough?
Absolutely! Your presence can enhance the discussion.
How do we schedule the session with the seller?
After payment, you'll get a calendar invite for your sellers to choose their preferred date and time.
Is there a guarantee my seller will sign the contract?
While we can't guarantee a signature, our approach has a high success rate in getting sellers to sign.
Is this service aimed at closing sellers on creative finance deals?
No, this service is focused on clarifying contract and escrow process details. Closing on creative finance is up to you.
