Cash Transactions

A traditional cash transaction where the buyer is getting their own financing from a hard money lender or private money lender and a new loan. All existing loans on the property will be paid off during the transaction.

PML Package

SPECIFIC TO PRIVATE MONEY LENDERS

A promissory note and mortgage or deed of trust between seller and buyer for a seller finance transaction or between buyer and private money lender to secure the payments and funds. This service will make sure you have these attorney drafted legal agreements are in writing, protecting the lender and borrower.

Seller Walkthrough

Personalized Assistance - A 40-minute Zoom meeting dedicated to going over the contract with your sellers, offering a detailed section-by-section explanation or a Q&A session based off of the sellers previewing the contract.

Flexibility - You're welcome to join the meeting, ensuring a transparent and inclusive discussion.

Ease of Scheduling - Post-payment, you'll receive a calendar invite to forward to your sellers, allowing them to select a convenient time.

Contract Write Up

A contract where you are purchasing a property to keep or assign to an end buyer. This can be cash, a subject to purchase, seller finance or a hybrid situation that has a subject to purchase and a seller finance portion.

Wrap Documents

A promissory note and deed of trust or mortgage to protect the underlying loan on a subject to purchase. The Deed of Trust or mortgage is placed as a lien against the property making an enforceable way for the seller to foreclose in the case of default.

The terms of the note mirror those of the underlying lien.

New Option Contract

If you are doing a rent to own or option contract on an investment property. The tenants will lease the property from you for a set lease amount and give you an option fee. At the end of the lease period they will have the option to purchase the property from you at the predetermined purchase price.

Subto Packet

A POA and authorization forms you would need to complete a Subto Transaction without the assistance of a Transaction Coordinating team.

If you are already a client of TC Deal pros and in the process of a Subto deal then this is already included in your current service.

Dispo Contract Write Up

A contract for an investor selling their home on a wrap to an end buyer.

Contract Review Option

You write the contract and we will set up a zoom where you share your contract and we will red-line it live for you. This is great if you are wanting to learn how to write the contracts yourself but want some guidance on doing it correctly.
